This is the application itself. Everything before it was choosing the door.
Carrying your question to the ask bar — one moment.
The live assistant is still coming online, so nothing you typed left this device. A licensed loan officer can pick this up right now, whenever you are ready.
Royal does the underwriting first. What comes back is an amount you actually qualify for and the shape of the loan it sits in, not an estimate built out of round numbers. A Royal Mortgage underwriter reviews and signs every decision before it is issued.
That takes a real application, which is why the numbers live on the other side of this door and not on this page.
Creating an account and authorising a soft credit check are required, and a licensed loan officer may contact you. The soft check does not affect your credit score. A standard credit report is required when you move to a full application, and that one appears as an inquiry. Soft-check availability depends on the loan program; FHA and VA loans require a standard credit report.
Because the underwritten answer is already done, the closing date stops being the lender’s and becomes the seller’s, and closing can happen in as little as seven days from a signed contract.
We cannot guarantee seven days, because the seller sets the closing date.
Seven days is measured from the signed purchase contract, not from the day you apply. It is the fastest we have done and it is not the typical result. Your actual closing date is set by your purchase contract and the seller’s schedule, along with the title work and the appraisal. Available on conventional purchase loans. Not available on refinances or in every state. Subject to underwriting review. Not all applicants will qualify. A hard credit inquiry occurs later, before closing. Approval can be withdrawn if your financial condition or credit changes, or if information in your application turns out to be inaccurate or incomplete. This is not a commitment to lend.
